There is a new website created just for Orland Park Homes, Lifestyle and Real Estate. This is a fully functional, stand-alone blog/site that focuses primarily on the popular southwest suburb of Orland Park, IL. Our office is located in Orland Park so we live and work in the village.

I was laughing out loud at an article I read about ABC News 20/20 interview with some real estage agents and their claim of "blowing the whisle on shady real estate tricks." I'm not saying this stuff is never done and there are bad apples in real estate like any other business.
Here is my personal response to some of the so-called tricks based on interviews with 2 reality TV real estate agents, Ryan Serhant, the star of a Bravo reality show and Sandra Rinomato, the former host of Property Virgins on HGTV:
Bait and Switch
Serhant, an agent in New York City (which I've heard does not utilize an MLS like we do in Northern IL), states that agents keep listings up long after they've been sold.

Although the Midwest doesn't usually show the same fluctuations as the west and east coasts, prices and sales have dropped substantially since the real estate bust. Some areas like much of Florida, Las Vegas, NV and Phoenix, AZ were hit hard, with more than 50% decreases in home values. Some southwest Chicago suburbs have shown double digit price decreases and when you add them up over the years since the bust, prices have plummeted drastically in some villages. Amount of annual sales have also decreased.
California showed decreases and popped back the quickest. Many areas in the state are back to a seller's market with decreased inventory and buyers wanting to still get a good price at low interest rates.

Now that I have a 3 person family team we are able to go out of our normal service area which spans around Oak Lawn/Evergreen Park to the northeast, La Grange area to the near west, Lockport, Lemont and New Lenox to the southwest and Oak Forest to the southeast and everything in between. Those are just general parameters and we do go out of them regularly, but for this article we will stick to our smaller area.

Single Family Homer Glen Homes
The number of Homer Glen homes sold has been increasing since 2009. 2012 showed the largest increase in the amount of homes sold. There were 181 homes sold in 2012 compared to the 140 in 2011, showing a double digit increase of 29.3%
Prices continue to fall, as has been the case since 2008. 2012 showed a 3.4% price decrease. The average single family home price in Homer Glen in 2012 was $299,476, the first time Homer Glen has seen average prices in the $200,000's since I started recording this data back in 2005.

…Force Fannie Mae to Act Responsibly!

As a member of Short Sale Superstars I have been made aware that Fannie Mae is not being realistic about list and sale prices of their short sale properties. I was the listing agent for a HAFA short sale and the price I was forced to list the house at was so high we had one showing. They checked about a month later and based on my feedback they allowed me to reduce it a little. That "little" was still too high. This home didn't have a chance to sell.
There are no guarantees with short sales but it seems like Fannie Mae would rather foreclose with their unrealistic counter-offers. They are countering above BPO's they are receiving. Most of the buyers I work with are not interested in looking at short sales because they don't have time to
…2012 Orland Park Real Estate Sales Statistics

I was really looking forward to see how 2012 compared with 2011 for the towns I work in the most. Although some figures are better, I don't think last year was as wonderful as some gurus were predicting. Real estate is local and some areas across the nation have shown dramatic increases and well priced homes are receiving multiple offers. The only properties I'm seeing getting multiple offers in this area are low priced foreclosures.

Single family Orland Park homes for sale showed an increase in amount of sales of 15.3%. At least it's a double digit increase.
